What Makes a Luxury Hotel Irreplaceable?

A luxury hotel is irreplaceable when no amount of money can replicate it. Full stop.

At this point, the cheerleader class that passes for hospitality press usually chimes in, bobbing their heads vigorously and extolling the virtues of location, history, reputation, design, blah blah blah. But you know what really makes an asset irreplaceable? Money.

I recently took a 30-key hotel to market. One potential buyer politely accused me of lying because he didn’t believe a hotel that small could produce the topline I described. I told him I had more than a decade of audited financials to back it up.

This is my point. The hotel in question of course had extraordinary features: beautiful design, a renowned culinary program, service fit for royalty, and a location that gave it a protective moat. From an investment perspective, those things were interesting because they produced staggering revenue and profit.

If you own a unique asset, there are probably things about it you love. But here’s a news flash: buyers don’t care about what you love. They only care whether those things produce serious profit.

That’s what all the poetry is supposed to do in the first place. The view, the architecture, the food, the service, the history, and the scarcity are supposed to make people pay more, spend more while they’re there, and come back and do it again.

If you have an asset that’s truly one of a kind, but it only has mediocre profits, expect the market to price it accordingly.

If you’ve got a unique-in-all-the-world location and thin margins, the rest of the world probably doesn’t value your location as much as you do.

If you’ve got exceptional design worthy of a museum but guests won’t pay a premium for it, the market is telling you something. People may admire it, but admiration doesn’t pay the bills.

For a buyer, the question is brutally simple. Do all those supposedly extraordinary attributes produce extraordinary revenue, margins, and EBITDA?

Plenty of hotels are beautiful, and plenty have great stories. The irreplaceable ones print numbers their competitors can’t reproduce.
